Terms & Conditions of Web site use

Arrival and Departure

All bookings are from 4pm onwards on the day of arrival. To allow us to clean and prepare the cottages to a high standard you are asked to vacate the cottages promptly by 10am on the day of departure. Guests wishing to arrive after 7pm may do so by prior arrangement.

Deposit (Booking)

Telephone reservations will be held for 7 days pending receipt of a non-refundable booking deposit of 25%. This is payable in advance, with the remaining balance to be paid 40 days before the holiday start date. If the booking is less than 40 days in advance then we ask that you pay in full on booking.

Deposit (Security)

We request you send a separate and refundable security cheque for £75 when you send the final balance. This will be held, uncashed, by us against any damage or breakage and your cheque will be returned to you by post within 7 days of your departure once the cottages are checked. If you have paid by credit/debit card you authorise us to charge up to £75 to that card in respect of the above.

Hirers Responsibility

The hirer is responsible and expected to take all reasonable care of the property. At the end of your stay all equipment, oven, utensils etc together with the property are to be left clean and tidy. We reserve the right, at our sole discretion, to charge to your deposit or credit card for any breakages or additional cleaning above the time normally allocated.

The hirer, in signing the booking form, certifies that he/she is over 18 years of age and authorised to agree to the terms and conditions on behalf of all members of his/her party.

Occupancy & Use

Use of your Cottage, the grounds and facilities are restricted to those named on the booking form without prior agreement from the owners. Under no circumstance may occupancy exceed either the maximum amount stated in the brochure or number of persons named on the booking form. The owners at their absolute discretion reserve the right to refuse or revoke, without refund, any bookings from parties that may, in their opinion, be unsuitable for the property concerned.

Safety

It is the parent or guardians responsibility to supervise the safety and good conduct of children at all times whilst on the property. We do not accept any responsibility resulting from failure to do this. The swimming pool is unattended and for the safety of all concerned the children must not be left unaccompanied at any time whilst in the pool house. Use of this and any of the other facilities provided are entirely at your own risk

Breakages

We ask that you notify breakages or damages to us at the earliest opportunity so we may have the chance to repair or replace the items for your enjoyment during the remainder of your stay and for the benefit of the guests following you.

Cancellation

If you are unfortunate enough to have to cancel your holiday for any reason after booking, the liability for the hire period falls due on booking and therefore we would highly recommend you arrange holiday cancellation insurance to cover this eventuality. Any liability resulting from cancellation of your holiday by the owners for any reason is strictly limited to the total sum paid to us by you and shall not exceed the total cost of the holiday in any eventuality.

Whilst every care is taken to ensure the accuracy of our advertising, literature and brochure in addition to providing the facilities offered, we cannot be held liable should there be any changes, alterations that result in the unavailability of those facilities for whatever reason. Nor can we be held liable for accidents to guests or loss or damage to their property.

Prices are inclusive of VAT at 17.5%.
