Access Statement

West Charleton Grange comprises six luxury English Tourist Council 5 Star rated self catering holiday cottages and the owners home set in a private hamlet on the edge of West Charleton village, just two miles from the historic market town of Kingsbridge, Devon, on the Salcombe estuary.

Six individual cottages have been converted from original stone and slate farm buildings and sit along the side of the valley with views across the grounds and lake.

Transport

A five minute drive from Kingsbridge where other forms of transport can be fund such as buses, taxi and the ferry to and from Salcombe, depending on the tide.

The nearest train station is Totnes, a twenty to thirty minute drive depending on traffic. Exeter and Plymouth are our closest airports, both just under an hour away. A commuter flight from Plymouth to London City airport is  an option for guests who have to get back to town quickly.

Plymouth is our closest ferry port for guests coming from  Roscoff,France and  Santander, Spain.

Car Parking

The car park is situated at the bend of the driveway to the left hand side, where there is parking for up to eight cars. The car park is a gravel surface leading onto tarmac drive. Guests may pull up outside their cottage BRIEFLY to load or unload, but cars must not be left unattended on the driveway for access and safety reasons.   Guests are asked to use the car park for the remainder of their stay.

Pypard Cottage - sleeps 4

Ground floor access with gravel area leading up one step over threshold through front door. Solid oak flooring in entrance area leading to carpet throughout ground floor bedrooms.
- King-size bed with adequate space to manoeuvre around each side of the bed, light and airy room.
- Separate cloakroom with toilet and small wash basin, oak flooring.
- Bathroom with over head fitted shower head, easily accessible to bath small children, anti slip mat provided, excellent lighting, and shower/bath and floor area fully tiled. Bathroom fitted with a humidistat to extract steam.
- Staircase carpeted with full banister as handrail, 13 stairs up to open plan kitchen/dining area and lounge.  Integral wooden stair gate fitted at top of stairs to close off access to stairs completely for small children. Oak flooring in kitchen/dining area, plenty of worktop space, many electric sockets, large Belfast sink, dishwasher, washing machine/tumble drier, oven, four ring hob, toaster, kettle, well equipped kitchen. Dining chairs fitted with pads to prevent noise transfer into bedroom below.  A bright and airy room with plenty of windows.
Sitting room - Carpeted area with log burner on large slate hearth, two sofas, television, DVD, and satellite box on stand. A very spacious room for four adults.
- Exterior private terrace with access from ground floor, pathway around the front of the property leading up nine slate steps with hand rail to an enclosed terrace again with slate underfoot, table and chairs for four people.

Twysden Cottage - sleeps 6

Ground floor access with gravelled area stepping up over one step through front door onto oak flooring in entrance leading to carpet in bedrooms and hallway.
-|King sized bed with plenty of space to access bed from both sides, a bright and airy room.
- A compact twin bedroom, two large windows giving plenty of light, access to each of the twin beds from one side only.
- Bunk bedroom with full sized bunk beds. A compact room with large window giving plenty of light.
- Family bathroom, fitted shower head above bath with separate shower hose above taps, good access for bathing children, anti slip mat provided. Shaver socket and powerful humidistat fan to extract steam.
- Separate cloakroom with oak flooring.
- Up 13 carpeted stairs with hand rail to one side, integral wooden stair gate fitted at top of stairs to close off access to stairs completely for small children. Open plan spacious lounge area carpeted with two large sofas, log burner on a large slate hearth, stand with television, DVD player and satellite box, floor to ceiling double glazed bay windows overlooking gardens.
- Kitchen/dining area with solid oak flooring, granite work tops with plenty of work top space, large Belfast sink, dishwasher, oven, hob, fridge, freezer, and washer/drier, well equipped kitchen. Dining chairs fitted with pads to prevent noise transfer into bedroom below.  Back door leading up six steps to enclosed stone terrace with table and chairs for two people.

Tickell Cottage --sleeps 6

Ground floor access with cobbled area leading up one step over threshold through front door, solid oak flooring in entrance leading to carpet in bedrooms and hallway.
-|King size bed with plenty of space to access bed form both sides, a bright and airy room.
-A compact twin bedroom with two large windows giving plenty of light.  Access to twin beds only from one side.
- Bunk bedroom with full sized bunk beds.  Compact room, large window with plenty of light.
- Family bathroom, fitted shower head above bath with separate shower hose above taps, good access for bathing children, anti slip mat provided. Shaver socket and strong humidistat fan to extract steam.

- Up 13 carpeted stairs with hand rail to one side, integral wooden stair gate fitted at top of stairs to close off access to stairs completely for small children. Open plan spacious sitting room, carpeted with two large sofas, log burner on a large slate hearth, stand with television, DVD player and satellite box, floor to ceiling double glazed bay windows over looking gardens.
- Kitchen/dining area solid oak flooring, granite work tops with plenty of work top space, large Belfast sink, dishwasher, oven, hob, fridge, freezer, and washer/drier, well equipped kitchen. Dining chairs fitted with pads to prevent noise transfer into bedroom below. Back door with two bolts leading up six steps to private enclosed paved terrace with table and chairs for two people.

Colby Cottage- sleeps 4

Long, wide evenly paved stone pathway with four steps down, then two then another two around corner to front door.  Step over threshold onto solid oak flooring into hallway/utility room with thick granite worktop, home laundry and freezer. Doorway to large separate cloakroom with WC and hand wash basin, further door to storage area, water tank etc.
- Kitchen dining area with fully equipped kitchen with granite work tops, dishwasher, oven, hob, fridge. Dining table and four chairs.  Leading through to sitting room with fitted carpet.  Two sofas and coffee table, television stand with flat screen TV, DVD player and Sky box. Wood burning stove on a slate hearth, stair case with fitted integral stairgate to restrict access to stairs for children.
- Carpeted stairs with hand rail to one side leading to small hallway with back door and bedroom doors opening off.  King sized bed in bedroom with access from both sides, dressing table & chair, window.   En-suite bath room with showerhead over bath and separate shower head on bath taps, good for bathing children, anti slip mat provided.  A spacious bathroom with wooden flooring, heated towel rail, two windows, powerful extractor fan with humidistat for removing steam and fully tiled around bath and shower area.
- Twin bedroom with access to both beds from both sides.  Ensuite shower room with toilet, wash hand basin, heated towel rail and stone tiled shower enclosure built in under the stairs creating a compact room.
- Door with yale lock and bolt leading out onto a large private terrace with table and chairs and enclosed by fence and hedging.
- Stepping out over threshold onto large, evenly stone tiled area then leading through gap in hedge onto lawn with slight lip onto grass area.

Granary Cottage – sleeps 2

Ground floor access with cobbled area, step over threshold through front door onto solid oak flooring in small hallway.
- Leading to bathroom with stone tiled floor, WC, sink and bath with large shower over head, anti slip mat provided, shaver socket fitted with over sink light and a humidistat fan to extract steam.
- Bedroom with carpeted floor, good access to both sides of king sized bed, adequate storage under stairs and in fitted wardrobe - a light and airy room.
- Upstairs on solid oak stairs with oak banister to one side, solid oak flooring throughout open plan sitting room, kitchen and dining area. Compact living area with everything needed for two people staying.  Solid oak kitchen with granite work tops, full size oven, fridge with freezer compartment, washer/drier, compact dishwasher, large Belfast sink.   Dining table and two chairs.   Sofa, foot stool, flat screen TV, DVD and satellite box on corner unit.

West Wing House – sleeps 6

Ground floor access following cobbled stone path to the front door. Over threshold through front door onto solid oak flooring.  From oak floored hallway with two steps up halfway along, doors leading off to:
- Spacious bathroom with oak floor, WC, sink, bath with overhead shower and separate shower attachment over bath taps, anti slip mat provided.  Freestading washbag shelving, powerful humidistat extraction fan system fitted.
- Bunk bed room with access to full sized bunk beds from one side, chest and fitted wardrobe, large sash window.
-  Stepping down two steps into twin bedroom. A spacious bedroom with access to twin beds from both sides, a bright room with two large windows.
-From hall way, up 14 oak stairs with hand rail on one side, to open plan sitting, dining and kitchen. Fully equipped solid oak fitted kitchen with granite worktops, large Belfast sink, large range style cooker with two ovens, a six ring gas hob and extractor hood over, fridge, separate freezer, compact dish washer.  Dining table with six chairs, full height double sided stone chimney breast separating dining area from sitting room.
- Carpeted sitting room with wood burning stove on a slate hearth.  Two generous three seater sofas with plenty of space surrounding, childs chair.  TV, DVD and Sky box on stand. Excellent lighting with skylight and plenty of windows, exposed beams with vaulted roof creating a wonderful sense of space.
- Leading through from far end of sitting room to carpeted bed room with king sized bed with good access on both sides.  Free standing roll top bath on oak flooring with shower head over taps.  Good access to bathe children, anti slip mat provided.  A spacious bedroom with skylight and large window overlooking terrace.
-  Ensuite cloak room with wash hand basin and WC, light with shaver point above sink and extractor fan.
The private outside terrace is accessed from the cobbled stone path, going up 12 stairs with hand rail to one side onto slate paved area with seating and table for six people.

The grounds and indoor swimming pool

The ten acres of grounds at West Charleton Grange are carefully tended and maintained throughout the year.  We sit in a private valley, so there are inevitably sloping surfaces throughout the property and these have a variety of surfaces.   Where regular access is desired, we have provided even paving and, where judged necessary or helpful, handrails.  Lighting to areas around the cottages is controlled by light sensors and the car park is lit until approximately 1 am.  Reasonable care is always advised on mixed terrain.

Children must be accompanied by an adult whilst within the grounds and are not permitted in the pool without adult supervision.

The swimming pool has an automated filtration and heating system and is monitored regularly.  Chemicals are normally added outside of opening hours and the pool water is cleaned using an automated, underwater gadget.

Each cottage has exterior lighting by the entrance to the property, a fire blanket and fire extinguisher, smoke alarm, cot and high chair (except Granary cottage) - all of which are checked regularly and maintained to the highest standards.
